The intervention concerned the executive design for the strategic expansion of the Japanparts logistics hub in Sona (Verona). With the addition of new storage-intensive compartments (areas 11, 12 and 13), the primary need was to provide the infrastructure with technological systems capable of supporting the volumetric increase

of goods.

Dabster oversaw the integrated design of the mechanical, electrical and special systems, with a focus on advanced fire protection and continuity of service, ensuring the customer a safe, scalable infrastructure in line with the most modern criteria of sustainability and energy efficiency.

The expansion of the surfaces of a logistics warehouse is never a simple addition of square meters; it involves a complete remodeling of risk parameters and energy requirements.

Japanparts required a plant system capable of responding to four fundamental challenges: active fire protection parameterized to the specific types of goods stored, the guarantee of continuity of service for electrical and automation infrastructures, the flexibility to facilitate future maintenance without blocking operations, and the need to reduce the environmental impact of the structure by integrating renewable sources.

The approach to fire protection was based on strict international NFPA standards, opting for ESFR (Early Suppression Fast Response) technologies, specifically designed to promptly suppress fires in warehouses with intensive storage. At the same time, the electrical grid has been designed for maximum resilience, supported by a solid continuity architecture (UPS) and balanced by significant solar energy self-production, transforming the warehouse into a modern, safe

and efficient structure.

Advanced Fire Protection Systems (Fire Safety)

  • ESFR technology: Installation of K360 (K25.2) pendant ESFR sprinkler dispensers and K200 wet models, sized according to NFPA 13 and NFPA 20 regulations.
  • Shutdown infrastructure: Integrated hydrant network (wall, above ground and underground) and UNI 70 connections for the Fire Department fire engine.
  • Water reliability: High-performance fire pumping unit connected to a water reserve tank sized for a guaranteed operating autonomy of 60 minutes.
  • High-strength materials: Network of galvanized and black steel pipes for exposed areas, and HDPE for underground networks, managed through control stations with alarm valves.

Electrical, Special and Renewable Infrastructure

  • Power distribution: Construction of a delivery cabin with 1,250 kVA transformer, General Low Voltage Framework (QGBT) and MT/BT distribution networks for driving power.
  • Energy transition: Design of a 150 kW photovoltaic system, consisting of 288 monocrystalline modules placed on the roof.
  • Safety and Continuity: Installation of surge protectors (SPD), UPS systems and emergency lighting rescue groups.
  • Special Systems: Smoke detection unit (IRAI) with linear infrared barriers, LED lighting managed through DALI protocol, PoE CCTV infrastructure and data network with structured cabling in Category 6A.

Mechanical Systems and Air Conditioning

  • Office climate control: Daikin high efficiency VRF heat pump systems.
  • Air quality: Controlled mechanical ventilation systems equipped with heat recovery units.
  • Hydrosanitary infrastructure: Water storage and pressurization systems to ensure correct operating flow rates.
